Challenge
An unbalanced site requiring a grading plan redesign, demolition, offsite roadway work, and wintertime earthwork alongside extensive utilities and retaining walls with complex sequencing demands, further complicated by railroad coordination and strict erosion control, safety, and schedule requirements.
Solution
ESW coordinated and completed a grading plan revision while mobilizing an additional earthwork spread to advance the project schedule before inclement seasonal weather further impacted it. Careful sequencing, proactive coordination, responsible management of costly chemical soil manipulation, and strong erosion and safety controls ensured efficient, on-time delivery.

Project Scope
E.S. Wagner Company performed the full earthwork and utility package for a 676,630 SF warehouse in the I-85 Commerce Center warehouse development, delivering comprehensive site preparation. The scope included demolition of existing structures, erosion and sediment control, and mass grading of a site that was redesigned to a near-balanced condition with ESW’s assistance. ESW installed complete underground utility systems, including storm sewer, sanitary sewer, and domestic water and fire protection infrastructure, with associated structures, testing, and tie-ins. Additional work included construction of two engineered retaining walls, railroad/roadway coordination, offsite roadway improvements, and an ESW-engineered and constructed aerial support of an existing sanitary sewer facility, while maintaining safety, quality control, and continuous site coordination to support timely project delivery.
